Bond Work at Gruening
Design and construction funding for building-wide earthquake damage repairs, seismic upgrades and building, security, and educational improvements.
Earthquake recovery and educational improvements to Gruening are divided into three levels:
A) earthquake-caused damage repairs;
B) earthquake mitigation, seismic improvements and roof replacement;
C) security, efficiency, mechanical/electric, and environmental improvements.

Level A ($10.7 million) – Earthquake Damage Repairs. (FEMA Reimbursable)
Major projects in this category include repairs to and anchoring an interior, concrete/masonry Concrete Masonry (CMU) wall, remove a damaged stairwell and replace with an exterior wall, replace ceiling grids and tiles, repair, epoxy and paint multiple (CMU) walls, repoint exterior masonry and repair floor cracks. The actual repair costs of these projects are eligible for State and Federal reimbursement.

Level B ($13.2 million) – Seismic Improvements and Roof Replacement
Primary Level B seismic improvement projects include reinforcing (CMU) and wood shear walls, reinforcing building diaphragms, bracing mechanical systems, piping, ceiling grids and tiles, and (CMU) wall vertical reinforcing. The roof, which is aged and in need of replacement, serves as an integral, structural member of the building and will be designed and constructed to attain a higher seismic resilience standard.

Level C ($15.4 million) – Safety, Security, Efficiency, Environmental Improvements
Level C address other needs for GMS not related to earthquake recovery. As a 36-year-old school with many systems dating to original construction, it is more efficient and cost-effective to address these needs concurrent with earthquake repairs. The efficiency is due to the contractor only needing to establish the construction site once and having the ability to sequence all repairs and improvements into a single construction project.

Safety:
- Modify and clean HVAC systems
- Clean and repair sanitary waste lines
- Re-route bus traffic to the back of the school
- Replace the intercom and sound system
- Code and accessibility upgrades
- Replace water service line
- Replace sewer service line
- Replace fire hydrant branch line
- Repave basketball court
- Widen fire lane to 26’
Security:
- Replace the analogue surveillance camera system with a digital system
- Construct a single vestibule and front entry point into the school
- Modify the office complex to better control/manage building access
- Add new access gates to back area school
Efficiency:
- Interior and exterior LED lighting with lighting control/sensors
- Building recommissioning
- Replace exterior envelope and openings
- Install storm water treatment system
- Reconstruct storm drain outfall pipe
Environmental (Mechanical/Electrical/Interior/Exterior):
- Repaint interiors (light reflecting)
- Classroom remodel (flooring, casework) and circulation improvements
- Remodel cafeteria serving area
- Remodel office and teacher spaces
- Replace OEM stage lighting; install opening stage partition
- Replace main switchboard and panel boards
- Add faculty restrooms
- Refurbish or replace domestic fixtures
- Seal asphalt in parking lot and driveways
- Repave asphalt trails
- Replace collapsed culvert pipe
- Repair ground around outdoor amphitheater
